OK, winter is (finally) over. Your roof has just made it through 5 months of snow, ice, wind and freeze-thaw cycles. The question is: did it come through in good shape, or is there hidden damage that's going to cost you dearly if you ignore it?

That's exactly why the spring inspection exists. And no, it's not just something roofers invent to sell you repairs. Insurers recommend it, building inspectors recommend it, and honestly, we've seen too many cases where a small $200 problem in the spring became a $15,000 replacement in the fall simply because nobody had looked.

How much does a roof inspection cost?

Let's talk money right away, because it's often the first question. In 2026, a professional residential roof inspection costs between $150 and $400 depending on the size of the roof and its complexity. A simple flat roof is at the low end of the range. A large home with dormers, multiple slopes and a chimney is at the high end.

What you can check yourself (from the ground)

You don't need to climb onto the roof for a first look. With a good pair of binoculars and a walk around the house, you can already spot quite a few things:

  • Look for shingles that are missing or lifted — it's often visible from the ground
  • Check the metal flashing around the chimney and the walls — it should be firmly in place, with no rust or lifting
  • Inspect your gutters — are they nice and straight or sagging? Ice often tears them off in winter
  • Look for stains or streaks on the exterior walls, especially under the roof edges
  • Green moss on the roof? It's a sign that moisture is sitting there, and it can speed up deterioration
  • What the roofer checks on top of that

    A professional will climb onto the roof with their safety equipment and check things you can't see from the ground. That's where it gets really useful.

    They'll check the condition of the decking — the wood under the shingles. Is it sound or is it starting to rot? They'll test the attic ventilation, because poor ventilation causes condensation, mould and ice dams. They'll inspect every joint, every piece of flashing, every penetration (vents, pipes, chimney) to make sure everything is watertight. And for flat roofs, they'll check that the drains are clear and that the membrane has no blisters or tears.

    Repair or replace? The real question

    Sometimes the answer is obvious. If your roof is 12 years old and there are a few damaged shingles, we repair. If it's 28 years old and the decking is soft in several spots, we replace.
