Nobody likes thinking about their roof. It's one of those things you forget about as long as it's doing fine — a bit like the oil in your car. But when it goes, it goes, and the bill can be steep if you've waited too long.

We see it every week: homeowners calling us in a panic because water is dripping from the ceiling. In the vast majority of cases, the signs had been there for months, even years. Here are the 5 things to watch for so you don't end up in that situation.

1. Curled, cracked or missing shingles

Step out into your yard and look at your roof (binoculars are even better). Are your shingles lying nice and flat? Are any missing? Are some buckled or cracked?

A shingle that curls is a shingle that's no longer doing its job. Water seeps underneath, and from there it's the decking (the wood under the shingles) that starts taking on water. If you see 2 or 3 problem shingles, we can often replace them individually. But if it's widespread across the whole roof, it's a sign it's time to replace the entire roof.

2. Granules in the gutters

Your shingles are covered with little grains — these are called granules. They're what protects the shingle from the sun's UV rays. Over time, these granules come loose naturally and end up in your gutters.

A few granules is normal, especially on a new roof. But if your gutters fill up with granules after every rainfall, it means your shingles are at the end of their life. Without their protective layer, they'll deteriorate much faster.

3. Leaks or water stains on the ceiling

Now this is a red alert. If you see brown stains on the ceiling, water rings on the walls or paint that's blistering, water is already getting into your house. And what you see is probably just the tip of the iceberg — water can travel far through the structure before it shows up.

Don't wait. A small leak today is a collapsed ceiling tomorrow. Call a roofer, not a painter.

4. Your roof is more than 20-25 years old

If you've been in your home for a long time and the roof has never been replaced, do the math. Standard shingles have a lifespan of 20 to 25 years in Quebec (and that's optimistic — our climate isn't easy). Premium architectural shingles can last 30-35 years, but that's the maximum.

Even if your roof looks fine from the outside, after 20 years, have it inspected by a professional. It's better to plan a replacement ahead of time than to deal with an emergency in the middle of November.

5. The roof is visibly sagging

If you notice that your roofline is no longer straight — that it "dips" in the middle or along the sides — that's a serious structural problem. It can be caused by rotten decking, a poorly managed snow load or a framing issue.

This is the most serious sign on this list. Don't wait another day — a sagging roof can eventually collapse.
