How much does a roof cost in Quebec in 2026?

It's THE question. The one everyone googles before calling a roofer. And we get it — a roof is a big investment, and nobody wants to get taken for a ride.

So we're going to be completely transparent. Here are the real prices, based on the projects we do every week at Toitures VNC. Not the prices from 3 years ago, not inflated estimates to impress you — the real 2026 numbers.

Price of an asphalt shingle roof

For a typical single-family home in Quebec (between 1,000 and 1,500 square feet of roofing), here's what to expect:

Standard shingles (like IKO Cambridge or BP Mystique) will cost you between $8,000 and $12,000. It's the most popular and most affordable option. You get a good product with a lifespan of 20 to 25 years.

Mid-range architectural shingles (IKO Dynasty, CertainTeed Landmark Pro, GAF Timberline HDZ) fall in the $12,000 to $18,000 range. Better wind resistance, a nicer look, a lifespan of 25 to 35 years.

And for the high end (GAF Timberline UHDZ, CertainTeed Grand Manor), we're talking $18,000 to $28,000+. It's the best of the best — the look is spectacular and the lifespan can reach 50 years.

All these prices include the complete removal of the old roof, the installation of an underlayment, self-adhesive membrane in high-risk areas, the flashing, and full labour.

Price of a flat roof (membrane)

Flat roofs are a whole different game. The price depends a lot on the type of membrane you choose.

The 2-layer elastomeric membrane (the classic in Quebec) runs between $12 and $18 per square foot. For a 1,000-square-foot roof, that comes to $12,000 to $18,000.

The TPO membrane is generally a bit cheaper: between $10 and $16 per square foot, so $10,000 to $16,000 for 1,000 square feet. The advantage of TPO is also the energy savings thanks to its white reflective surface.

EPDM (rubber) is the most economical option: $8 to $14 per square foot. But it's becoming less and less popular in Quebec in favour of elastomeric and TPO.

Why does the price vary so much?

We know, a range of $8,000 to $28,000 is wide. Here are the 5 main factors that move the price:

Surface area, obviously — the bigger it is, the lower the price per square foot (economies of scale). Access to the roof also makes a big difference — an easily accessible roof with parking next to it is much simpler than a roof on the 3rd floor of a triplex in the Plateau. The condition of the decking is crucial too — if the wood under the shingles is rotten, it has to be replaced, and that adds $2 to $5 per square foot. The number of layers to remove also counts — 1 layer is standard, but we sometimes see 2 or 3 layers of old shingles stacked up (that's more work and disposal fees). And finally, the complexity of the roof: dormers, valleys, chimneys, multiple slopes = more cuts, more flashing, more time.

Flat roof or shingles: which to choose?

If your home has a slope, you'll go with shingles — it's the norm for single-family homes in Quebec. Shingles offer a wide choice of styles and colours, and the standard lines are the most affordable option.

If your building has a flat roof (duplex, triplex, commercial), you'll choose between elastomeric and TPO. Elastomeric is the benchmark for residential, and TPO is gaining ground for commercial thanks to its energy efficiency.
